कुछ अर्थशास्त्री यह भी उम्मीद करते हैं कि नवनिर्वाचित राष्ट्रपति डोनाल्ड ट्रंप की प्रस्तावित नीतियों से घरेलू कीमतों और बंधक दरों में वृद्धि होगी।

प्रधानमंत्री ने कहा, “अमेरिकी लोगों ने राष्ट्रपति ट्रंप को शानदार अंतर से फिर से चुना और उन्हें अभियान के दौरान किए गए वादों को लागू करने का जनादेश मिला, जैसे सभी अमेरिकियों के लिए आवास की लागत कम करना। ट्रंप-अग्रिम ट्रांजिशन की प्रवक्ता करोलिन लेविट ने कहा कि वह उन्हें वितरित करेंगे।

ट्रंप की टैरिफ लगाने की योजना से होम बिल्डरों द्वारा आयातित निर्माण सामग्री की लागत में वृद्धि होने की उम्मीद है, जिससे नए निर्मित घरों की कीमत बढ़ सकती है। ट्रंप ने कनाडा, मैक्सिको और चीन से आयात किए जाने वाले उत्पादों पर भारी शुल्क लगाने का प्रस्ताव रखा है। बाइडन प्रशासन ने कनाडा की लकड़ी पर टैरिफ जारी रखा है।

इसके अलावा, लकड़ी या अन्य निर्माण सामग्री पर अधिक वृद्धि घरेलू कीमतों को प्रभावित कर सकती है। बैंक ऑफ अमेरिकन ग्लोबल रिसर्च के अनुसार, एक नए घर में सबसे महंगा घटक लकड़ी का निर्माण कर रहा है, जिसकी अनुमानित लागत लगभग $17,000 है, जिसके बाद फाउंडेशन के लिए कंक्रीट है, जो लगभग 12,600 डॉलर है, जिसके बाद खिड़कियों और दरवाजों की लागत लगभग $11,400 है।

ट्रंप के प्रस्तावित प्रवासी निर्वासन से श्रम की लागत में भी वृद्धि हो सकती है, जिससे रेमोडेल और होमबिल्डिंग की कीमतें बढ़ सकती हैं, क्योंकि निर्माण श्रमिकों की कमी और बढ़ सकती है।
